In my opinion too many home inspectors in the Indianapolis area are more loyal to the realtor(s) than to the Buyer who hired and paid for their services. Furthermore their inspection is less than thorough and is done with a bunch of disclaimers.

the best thing is to hire an experienced contractor who knows what to look for and has sole loyalty to you as the Buyer.

The bottom line is this: Buyers can only make the right decisions about a home with good and reliable facts. A thorough and reliable inspection by an experienced and qualified person is critical.

You are right,the propeties here are more expensive than anywhere else, a condo starts in th mid $300,000,a house half a million and up.It's a big investment for buyers,the buyer here are more savvy and more aggressive. Buyer pay the inspectors,it runs mid $200,$300 and up.depending on situations

in the Indy area market Buyers get tagged around $500 for a cursory inspection by a home inspector. They keep adding on for additional things such as $85 for a radon check, another $85 to generally 'eye ball' around for any evidence of termite damage and that sort of thing. The price snowballs and the Buyer ends up with a 'disclaimer' agreement that says the home inspector is not liable in the event he overlooks something serious/major.

There is a termite inspection and termite work.That has to be done,although it is optional,but the termite work is done seperately by a licensed Termite Company. it's another $800 to $2000 and up depending on the size and condition.The seller pays for that.It's called section one,includes covering the entire property and termite wood work.

If the buyer wants to check for Mold or Radom Gas that's another company and more money to spend.
