Just curious about this in general as I thought while selling our last house, we were asked to replace a part of our gutter and it was ridiculous...
but also specifically, have you ever been asked to replace a gutter with a couple dents in it from hail?

Not the gutters, but when we sold our previous house we were asked to replace the plastic splash block by the downspout with a concrete one. I thought to myself, "If a plastic splash block prevents you from wanting to buy the house, you have bigger problems." We did not replace it, they still bought the house.

We were asked to have a ceiling fan professionally adjusted so it wouldn't wobble and make a sound - and they wanted a receipt for it.

The problem was - it didn't wobble at all and the only sound it made was a whirring sound of..well, of a ceiling fan. We took a video of it and sent it to our realtor and said, "Send this to their realtor and ask her what the heck we're supposed to have fixed."

They also wanted us to "fix" a dripping faucet in a bathroom. So we stood there...and stood there...and waited for it to drip. It never dripped. We turned it on and off - and waited...no dripping. So we just blew that one off totally. In fact, out of about ten things they asked us to fix, I think we only fixed two. I can't even remember the rest because they were so inane.

The gas inside fireplace was not working as the thermal couple had gone out a year or 2 prior to sale.

The buyers wanted it fixed / proof with receipt of a licensed contractor fixing it.

Simple stuff - 1 item and - BAM sold the house full asking price to the 1st buyer to see it

Two custom windows at $4,500 a piece. They were a bad design and rotted out after just 12 years. I had done my best to patch and caulk them over the years, but the inspector made a point of it. I didn't blame the purchaser at all, but man did it hurt. I wish I could have made the window manufacture pay for it though, since the design was a mess and didn't allow water to run off properly. Oh well...life goes on.

I've been asked for all kinds of stupid things... if the estimate falls into the amount I estimated for repairs I just say ok and add it to the tab that is part of the close. Selling can be difficult so don't fight over small amounts.

We had torn out a closet, and replaced it with a shelving unit in a sewing room. The sellers specifically asked that the closet be restored, including the sliding doors, and that is what we did. We had saved the stuff to do that when we redid the room.

And because we sold to a VA buyer, we ended up having to install a railing atop a drop off at our driveway. Apparently the code had not mandated doing that when the house was built, but the VA required it. And so we did. Cost $500. Ouch, and ouch. But the sale was riding on it, so we did.

This all is scaring me as I'm going to have to sell and am not planning on doing anything other than basic maintenance and having a cleaning team and interior painting done (possibly driveway replaced, will see what realtor suggests) when I get to that point.

Don't be silly.
Budget for simple repairs. ($1-2K)
The inspector will find lots of small items.
Spend the fixit money and move on.
