Hey everyone, we are in the process of purchasing a townhouse. We just did the home inspection yesterday and found a few problems, nothing major but possibly costly. The townhouse is a contemporary style with 4 large panes of glass across the front (all other units have sliders). We would like the owners to replace or offer a credit, because the seals in all 4 panes are gone and the windows have staining and condensation build up. Does anyone have an idea of replacement costs with install?

I recently replaced several large (54"x54") windows with new double pane low-E units at a cost of about $360 each... including removal of the old and installation of the new.

What does the HOA say about altering the exterior of the unit?
If you can get approval- would you keep it as is, or change it to sliders?
Or, if you went with some double-hung (single, casement, etc.) windows, would that give you more options for furniture placement inside (and still allow ventilation)?
You already have a door on that wall- is it necessary for more?

I've been pricing sliding glass doors myself. The most basic model from Home Depot is about $700 installed. It goes up from there.

If you call a glass company with the size of the windows (call a few different ones since estimates can vary) they can replace the glass in the frame and seal again it for you. It should be quite a bit cheaper than replacing the entire window.

Thanks for all the replies everyone. The sellers are currently looking into prices for the windows and sliding doors in the bedrooms ( we were not sure if the would fix them) . They said the would give us a credit, which is fine by us, and the contractors are HOA approved. If the difference in price is not too much we will probably go with sliders. Were real happy they didnt say no to fixing them, as we really love the place and the price was right.
