A previous handyman owner installed Saltillo tile throughout the house (except the sunken living room) on top of the original ceramic tile floor. I'm happy with the Saltillo tile and will keep it although there are places where the installation job wasn't all that good and there are a couple hair-line cracks. When I moved in four years ago the floor (at least ten years old) was bright and satin-glossy...looked great. People tell me I should be resealing the floor. The bedrooms are fine but there is some signs of wear in the high traffic kitchen areas.
I'm still on a learning curve with this house as I've never before had a well, septic tank, boiler, swamp cooler, thermal heat in the floor, etc. I figured the Saltillo tile was not going to need much other than simple cleaning.
So, is this a do-it-yourself job or a professional job. I'm only thinking about the kitchen and dining room common area. I wonder how often this has to be done and does it have to be stripped before it is resealed? Anybody have experience with this?
