They purchased a home (closed last week) and the home was inspected by a certified home inspector. The natural gas tech was at the home for an unrelated reason and did a quick look around the home.
He noticed the HWH is a LP one when the home is all NG. The tech wasn't able to leave the HWH on.
What do we do with this? Had the inspector caught this the previous owner would have had to remedy the situation.

1) c'est la vie (iow... how long has it been like this?)
2) they may be able to get the inspectors (E&O insurance) to pay the service bill.

1) The tech is being extra careful (LP supplied to a NG burner is the riskier one).
2) The job of replacing the components shouldn't take more than an hour or so to complete.
Budget about $200 for the parts.
2a) if the tank has some age on it... maybe just replace the whole thing
or do that anyway and donate the LP set up tank to Habitat or other.
Did they confirm that it hadn't been converted to run on natural gas? I don't have any experience with converting water heaters, but I know it's no big deal at all on a stove.

You can convert a WH from LP to NG. NG to LP is forbidden. Usually you need someone certified in the conversion process to buy the parts and do it. Should be a label on the tank if it was done.
I thought in general there was a spare jet for the "other" gas supplied with all gas appliances, usually near the pilot light you will find it hanging by a thin wire. All you have to do is change the jet, or so I thought.
