I live in an old (1940s) office building that was converted to condos many years ago. I had a communal pipe that poured water over my kitchen about 2 weeks ago. Part of the ceiling had to be removed along with a set of wall cabinets. The HOA's insurance is responsible for repairing the damage. The HOA insurance adjuster has viewed the damaged, but seems to be dragging his feet when it comes to scheduling repairs. I need some advice:
1) I realize that I am not the only claim that this adjuster is addressing. How long should I expect to wait?
2) Can I seek out a home improvement company to start the repairs, paying them out of my pocket, and then collect from the HOA insurance, or do I need to wait?
Sorry if my lingo regarding insurance and claims seems off. This is my first stroll through this park. Thanks in advance --
depends on where you are,there is a shortage of workers,plumbers are very much in demand,your HOA may have a contract with some company.
I would clear with HOA before getting it done by third party.

Thank you. I have two companies that are available to begin the work. One was used by the HOA to demolish the kitchen and get rid of the water and any mold/mildew. Both have workers available, thankfully. I may ask to see if they will approve a third party. Thanks again

It would be surprising to me if HOA insurance paid your claim.
Even if it was a communal pipe - you suppose to be responsible for the damage inside your apartment - and have to file claim with your own homeowners insurance - unless your HOA has some unique insurance.
Then after paying your claim - after your deductible- if this is covered under your individual homeowners - your insurance may sue HOA or not…- it is between 2 insurance companies.

I would check with your own ins if you covered and look for clarification if the HOA insurance covers the damage - I would start the repairs to avoid further damage like mold, etc - keeping all receipts - just in case.
You may or may not get paid by either insurance - but you have to fix the damage anyway, right?

Thank you. My insurance company and the HOA's insurance company have spoken with each other and have decided that since the pipe is not in my unit, but is communal, then the HOA will have to pay. Yes, I do need to get my kitchen working again, that is for sure. Thanks again.

Yes the HOA's insurance will have to pay but that is done through subrogation ie your insurer gets paid by the at fault party's insurer. Your insurance company is trying avoid being in the loop because they may not recover everything they pay you.

Is the kitchen usable? File a claim with your insurance company and let the process begin.
