No. Usually there are multiple bonds and as they pay off the shorter ones the taxes will drop. Look for a small drop every 5 years.

The bonds are being purchased as needed not all once so some will expire earlier than others. Also, you have to factor in that there will be more houses paying taxes as the area grows.

I paid almost 4% tax rate in Dickinson that had a MUD tax. NEVER AGAIN!!!!!!!!!!!!! Paying 452/month for taxes is for the birds. Thankfully I don't live there anymore and my next home will be an old home in an established part of town without a mud tax.

Home Tax really a heavy burden. We also need to pay HOA, I think maybe people are going to live in the apartment in the future.

The people that have it really bad are the ones that were annexed before the cities were required to assume the MUD. They pay both city tax and MUD tax.

While it's true that when bonds are retired the corresponding impact on the tax rate is removed, new bonds will be needed for repairs and expansion of facilities as population density increases. No homeowner should ever expect the future tax rate to be significantly less than the rate was when the house was purchased. It will obviously move up and down some, but it won't continually drop every 5 years indefinitely.

WOW. what a great plan for Sienna Plantation.Its great that LID projects are aimed towards further improving the the parks and amenities you already have We had a chance to visit Sienna Plantation this summer attended a family party and loved the feel of the neighborhood. It is different from other developments in Houston.

Excellent LID plan. I went to the swim pool before, they built everything very large. I am living in riverstone, not as good as sienna. How many years will MUD paid off? In area nears Clement High, they are paying very few MUD and LID.
