Helping a senior couple who wants to move near or in Sugar Land. They have family in SW Houston, Sugar Land, and Pearland. One works inside the loop and one is retired. They want a one story, probably 4 / 2.5 at around $250K. They could go up or down from that point. The working one is more interested in resale value, while the retired one is looking for quality of life - nice neighborhood w/ parks, walking trails, etc. They could buy new or maybe as old as early 90's but not older than that. They don't want too big or too small house or yard. The working one is maybe 2-4 years from retirement as well.

Priority is probably location to family and work, and then nice features of home, as they are moving out of 2 story they owned for the last 30+ years. They don't want to deal with a lot of repairs or maintenance.

They have discussed New Territory, Telfair, Greatwood, and Riverstone. Where do they have the best chance of finding what they want and are their other areas they should consider. Appreciate your thoughts.

In your list, they all good places.... Get on HAR.com : Houston Real estate, Houston homes, Houston Realtors, TX Homes pick few places and start visiting them.... One thing for them, taxes are very high for Sugar Land & Missouri City

Just a thought... If they don't want to handle maintenance, they may want to look for duplex or townhomes. They pay monthly maintenance fee and don't need to worry about maintenance.

I found this listing in Sugar Land via Har.com. 1 story townhome = $183K. Looks very nice.

I'd probably look in First Colony first.

Greatwood is far... it's the furthest out of those.
