My husband and I are currently looking to negotiate the deal with one of the inventory home with NewMark in PMR ..

They are about 6% off the base price right now and the house have about 29k upgrade in it and that is it .. they did not want to lower the price and of course we want more (it's has been about a week already)

I know that you can negotiate for more upgrade

This house is to be built but the previous buyer could not sell the house so it's back in the market with upgrade to
Level 1 wood floor
Sprinkler and sodded back yard
Level 3 granite
Level 2 Carpet
and some light fixture

So what else should we ask for?

In the current market, there isn't a solvent homebuilder on the planet that is working with anything short of razor thin margins. They arent going to enter in contracts that make no sense. Unfortunately, the majority of the buying public doesn't have any clue as to what that threshold is. There is nothing wrong with buying a home at a price point determined by what you can actually afford instead of one based on how much you think you got for *free*.

Have you determined if the current price is in line with other sales in the area? Inventory homes are good options, but if the home isn't close to finished yet, their incentive to sale won't be as high as on an already built home.

If they don't budge, you should try negotiating on an already built home. They are usually very eager to sell those. If you are set on that home, then try to get more upgrades or additional closing help.

With all my upgrades, I got around 14% off the total on a NEW build in a new section with first lot choice.
6% on inventory doesn't seem like much.

We just did this....we were told the old rule of thumb is take the cost of upgrades, divide by 2, and add to the base price.

So in our case, using this method we offered $59k below list, they countered with $44k below list, and we negotiated for $8k in additional free upgrades.

The old saying kitchens & bathrooms sell homes may apply......better appliances, better cabinets, better jacuzzi tub, upgrade secondary bathrooms.

Get a good Realtor if you are not sure you getting the best price. Things to also ask for a blinds, make sure fridge is include and garage door openers. Make sure cabinets are upgraded and a good quality as that is extremely costly down the road. You can also ask for them to pay for closing, it just depends on their bottom line for that particular house which changes as time goes on.

For an inventory home, best time is after it is fully built to get the best deal. A builder does not want an empty house sitting there for a too long. If you are not going with a Realtor, ask for the moon and if they don't give it to you threaten to walk away but have all your ducks in a row when you first ask for everything. Keep going back and asking for more they know you are starting to play games and will not work with you as much especially once they have earnest money from you.

nego for closing costs

nego structural options if possible

cabinets, appliances, bathroom finishes, kitchen finishes are you best areas to hit.

Usually inventory homes get about 8+ % off, but that's usually when they are built and start to sit.

How serious are you about this home?

What if you just build it on your own lot, how much of a difference?

We also buying inventory house which is still in building process. The house was listed 289,000(with upgrades) and we are getting for 260,000 plus closing cost paid by the builders. the house is around 4100 sq/ft. hope this helps

I would ask for an upgraded A/C unit/Heater. Extended coverage on Builders Warranty.
