I am signing a MUD form on our contract and I am just wondering if MUD (here it's .85) is paid *IN* the property tax (about 3.12 where I am buying) or is it separate and in addition to property tax already calculated into my mortgage?

It should be in your property tax rate. The MUD provides services a city would if your property was in an incorporated city (most likely ther are some in city muds but they are rare). In either case it is part of your property taxes as a MUD is a "governmntal" entity created by state of Texas law.

Typically you get a bill for regular property taxes and another bill for MUD taxes but the "tax rate" for the property includes both of those.

I could be wrong but I thought it was a separate tax from the property tax. They are like their own entity or something.

For most people in the Houston area there are three property taxes; County taxes (and all the other little taxes they collect for), School taxes, and either City taxes or MUD taxes. When an area is annexed by the city, the MUD taxes go away and the City takes its place.

They are their own entity, but are considered property tax and will be included in the property tax for closing purposes. Whether they are a bill separately depends. In Houston I got three different bills for property taxes, City of Houston, Harris County and KISD all were separate bills as I recall. In Plano, I got one bill for all three taxes (I am not now nor was I in a MUD in Houston so got Houston city and Plano city bills instead of a MUD bill)
