Looking to buy... Kids aren't on the way any time soon (4-5 years)... We could go as high as 3-350k (if we wanted to be extremely house poor) but it seems like we can get something plenty nice for under 200k and keep saving... but, can we get in a nice neighborhood...? seen some great houses for under 200k on har.com, but looking at www.crimereports.com has shown that some of the lesser-expensive neighborhoods have quite a bit of crime (compared to areas of the woodlands, cinco, and sugar land which have almost zero crime).

Other areas:

sugar land: great area, still up for debate if we move there

cinco area: this is still a possibility... but something about this area rubs me the wrong way, something about the place and people seems too uncultured, and too "nice but at the same time unrefined," and yet "competitive about things that don't matter." this is true for other areas as well (the woodlands!) but in cinco I got this feeling to the nth degree

Woodlands: too far, possibly consider

Kingwood: too far, won't consider

Spring: don't like this area, seems older, higher crime, nothing there, longer commute

Look in 77429. The parts of 77433 closer to 290 are a good bet too.

I have to disagree with the comment about Spring, in particular, west of I45. 77388, 77379 and 77389 are all viable, and the crime is no higher there, than the better parts of Cypress. It's an apples-to-apples comparison IMO. It just depends if you want to be in between I45 and FM249, or between FM249 and close to 290.

@ testmo, it's really quite simple. like I said, woodlands/kingwood/pearland/clear lake are too far from energy corridor. I don't like cinco/katy that much. I do like sugar land, but being on the NW side of town is closer to visiting friends/family... that leaves only cypress, katy north of i10, spring branch, and spring.

doesn't sugar land/entire SW side of town have issues with flooding?

You might want to consider Copperfield, Hearthstone, and The Colonies. Nice neighborhoods that's aren't overpriced.

Also, 77377 in Tomball. It's adjacent to 77429 in Cypress and you really can't tell where one ends and the other begins, with the exception of the school district.

what are the pros and cons of cypress?

for me:
pro: location works out perfectly for us because of wherw work, family, friends are located
pro: inexpensive (but this is the same if not better in sugar land)
pro: good school districts in cyfair and tomball

con: 290 has terrible traffic
con: seems like there is more crime here than in woodlands, sugar land, cinco
con: higher taxes in the new areas
