Does anyone have any update on the redevelopment? Now that the Constellation Stadium is finished, when are they going to start the construction of the new 'upscale' apartments? How would this affect the value and demographics/ crime on the Sugar Mill area overall?

Would like to know your opinions, fellow Sugar Landers!

I haven't heard much about the Imperial Redevelopment lately. That project can't seem to make significant progress beyond the ballfield.

I have to admit to being kind of amused about the paranoia about what the high-end rentals at Imperial would bring in terms of demographics and crime. Sugar Land, north of 90A, is already in decline. There are some pretty crappy neighborhoods in the northern part of SL, and that isn't even including Mayfield. My opinion is that redevelopment project as whole, including ultra high-end apartments/lofts, in that part of town would be beneficial in terms of steadying or increasing the perceived value in the area.

I am fascinated with the history of Sugar Land, and always found that Mayfield Park (the horse shoe-shaped area) and Imperial Mill site have some interesting geography. I do agree though, that area does have the ghetto look, due to the abundance of the old houses. However, it it is overall a very safe area, until you reach Airport Blvd (Alief, Townewest). So I think the overall redevelopment in that area might temporarily bring in ghetto, but after the 'upscale' apartments are built, more expats (presumably more Asian too) will settle in. So it should bring in 'good' residents overall in long run. But the area around the Constellation Field is dead with no construction?

As happened in Dallas in the 80's/90's when I lived there - many of the old cool vacated buildings ie. Deep Ellum were converted into premium residential lofts. When I see the I.M. tower I envision the same, seems a no-brainer. Not sure about the visuals with that adjacent industrial facility along the rr. tracks..maybe that's a killer. But the surrounding water bodies might come into your visual field if you were on the higher floors.

Wish I could lease in the interim some raw footage right now - to rehearse in. Only need floor access & electrical.

In fact we did that in Dallas at the old Love Field Hilton between redevelopment phases (a few years) circa 1998. We leased out a large space & had a kitchen, storage, & plenty of room to set up for recording/demo work.

What's planned ?

You know, they should put an Amtrak station in the field next to the old sugar mill. Maybe have it be inter modal and put a bus terminal there too.
