Hello!

We just received a bill for our Klein School taxes. That totally caught us off guard as it is a $1,333 bill!! Is this a normal thing in Houston/TX?

Is there any way to go about having it reduced? It looks like they are basing the tax amt from our appraised/assessed value.

We have until Feb/2008 to pay the bill but either way it's a BIG bill that I had know idea was coming!

Any comments would be greatly appreciated!

What's your school tax rate, about 1.6% of your appraised value minus the homestead exemption? Sounds like your appraisal value is what, about $100,000? If so, sounds about right. You DID take the homestead exemption right? If so I don't think you have any recourse until you're over 65 yrs old. Or move to a cheaper house.

Our school tax is half of our overall taxes, and runs about $2,200/yr. Our appraisal was $170,000.

An escrow account may help keep the surprises to a minimum.

How did you not know that was coming!?!! I guess my second question would be why do you not have your taxes rolled into your mortgage payment? It's a LOT easier!

Klein ISD has one of the most reasonable tax rates in the county. $1333 is pretty cheap!

The taxes are based on your county appraisel. Only way to lower them is to protest your appraisel, you have to file for that by the end of May. Too late this year. I find it hard to believe that you did not know you have to pay school taxes in addition to county/city/MUD (if applicable). School taxes are usually at least 2X the amount of county or city taxes.

Speaking from experience:

If escrow pays for it and you received a bill, your mortgage company likely didn't request the bill from the taxing authority. This means you need to forward your bill with your account information to your mortgage company. And usually escrow matters are mailed to a different address than where the monthly payments go.
