Hello forum members! I moved to Houston with my parents and my two year old about 4 months ago and have been driving around and reading up a lot on this forum as my parents want to purchase a house here. I will be moving in with them with my 2 year old so we are looking for a house zoned to an exemplary elementary school for now. We have relatives living in sugar land so my parents prefer to be around that side of the city. Im the only one driving to work and my daily commute is to Galleria. Our budget is around 180k-200k and my parents want the house to be no older than 2000 as they don’t want to deal with any repairs/renovations later by getting into an older home. We initially liked the Woodbridge subdivision on highway 6 but the most of the homes were older and out of our budget. Then we started looking into Richmond where we found a lot of newer subdivisions and homes but most of them require me to take toll roads to get to work and I don’t want that. So finally found this subdivision called Rivers Edge on the west side FM359 which is fairly new and some David weekley homes are currently under construction. The developers are the same who built First Colony in sugar land, is zoned to Austin elementary school and homes are within our budget. Does anyone have any opinions or info regarding this subdivision and area? Has anyone ever heard of it? Is it a safe neighborhood?

I would suggest you look at New Territory in Sugar Land, they have houses within your price range, They are zoned to exemplary elementary and middle school. and have good high schools. Those houses are usually well maintained. They should have better resale value ( because of the better location and school district). you can do a comparison driving to both areas and see.

Thanks for the input. We did look into New Territory but couldnt find the kind of house we were looking for- 2 story with the master bedroom down. So we went approx 5 minutes further ahead from New Territory and found this Rivers Edge subdivision. Im trying to look up some more info about that area coz i havent seen any discussion about it on the forums. Just want to make sure if the neighborhood is safe and hopefully there are no issues with it.

Rivers Edge is a great neighborhood, a hidden gem! The middle and high school aren't good, but they are hoping to be re-zoned when Fulshear opens up their high school.

Also, some people don't like living close to the train, but the new DW lots are on the opposite side near the Brazos Reserve.

Thanks! The new territory house didnot match my parents requirements as it doesnot have a formal living area and the other one in riverpark has all bedrooms up. So they are not for us unfortuately. Goodluck on your house hunting!

I would prefer New Territory simply because of the exemplary schools and the convenient location. If the floor plan does not fit your needs and you are in no hurry, just wait for the new inventory come out. You may also consider Colony Lake, or Riverstone... Riverstone has houses in the low 200s and are zoned to good schools and the location is more convenient than River Edge.

Wish i could wait but cannot lose any more money in rentals....
