Um, OP said no McMansions and CCR is 20 miles from Kirkwood and I-10.

CCR is along WestPark tollway (once complete), Grand Parkway and I-10. A very easy commute.

But... 77079 is simply McMansions of yesteryear, most often updated with the exact same interiors of today's McMansions...

Lol, new homes are almost always superior. Unless the older homes had stricter building codes but that is irrelevant in Houston. If anything around here new homes follow vastly superior building codes and are built to higher standards.

No way anyone familiar with framing, roofing, flooring, plumbing, wiring, HVAC, etc. will pick an old home over a new one unless the commute is too long.

And yet some of the older homes are often 3x's the price of the newer ones.

They don't look McMansionish next to smaller ranches,average about 3300 sf and the garages are in the back. <shrug> But I agree, some of 2003 Tuscan style remodeling is shameful.

To me true McMansions have a garage that takes up 1/2 the facade and looks like it ate 3 ranch houses for lunch.

Sorry, I'll take the 1960's Kickerillo any day of the week even with the original aluminum wiring. Throw in location and it's a no brainer.

Sqft average in our neck of the woods is likely closer to 2,500 but true, the 60's I'm sure they were considered quite garish, what with the trendy wet bar built into the living room. Of course, this is a great feature to have when watching Mad Men, makes you feel part of the show!

I closed that sucker in made a butlers pantry and wine fridge area.

McMansion or not, 77079 is a nice area with lots of close amenities and a 5 minute commute to EC rather than a 50 minute commute from cross creek. And although I'm not a huge fan of the fairly generic style of the neighborhoods, I love the mature landscaping and walkable areas. With further connection of trails and development of the north side of I-10 between Eldridge and hwy 6 the area could lead the way in urban/suburban living out west.
