Hey guys
Base price difference for similar sq ft for perry and newmark is really frustrating, we like perry plans better, almost decided on a plan, just popped in newmark and saw they are way cheaper, , like example if you want a 3700 sq ft house, newmark base is 270k and perry is 350k, I understand few things are standard in perry and newmark might charge it but still 80k is ridiculous price diff and did somebody buy perry in pine mill recently, did you bargain a lot, what is going on....we asked around the neighborhood, people are paying 90- 95 per/sq ft, but newmark base prices are way less, around 75 per sq ft, I am worried we are paying more , but can somebody really get a 30k -50k price decrease.FRUSTRATING!!! Please help , really need a perspective.

comparing the two in Cross Creek Ranch, the quality of the Perry was night and day better than the Newmark...

I had a similar dilemma in Riverstone and when we looked Newmark had a plan we liked while Perry didn't have any inventory. We went with Newmark and 1 year later have no regrets. A cousin who went with Perry actually was surprised at how many less problems we had when we did the walk through.

The number of issues and items in a new home have less to do with the building company, and more to do with the construction super. I work in the industry, and I can tell you that a good super is worth it's weight in gold. And a bad one...well, it can make my job a nightmare.

any one bought house recently in PMR with newmark? I want know price per sqft people are paying? We like their Wellington plan listed as 425k, wondering how much negotiation we can do? do they still have lot of land or almost done..

homefinder 3013 did you find any thing?

Ajay, we moved into Pine Mill Ranch and we are THRILLED. Our family loves it. It is quiet,nearly built out and best of all zoned to all the same schools as Cinco. we are KatyISD. We will have our very own elementary school within our neighborhood already being built. Tompkins the new high school, is just around the corner. The Avalon at Pine Mill pays our dues and use the ammenities here. Do you think such a highly branded community would dare associate themselves with another community if they did not see the fact that this location is PRIME and not much longer before it is built out. It is smaller less busy than Cinco, because of this advantage we are able to get more house for a little less money. However prices are creeping up there as the sub division starts to close. Base price for our home has gone up and even with the builder specials we still come out ahead. Spring Green will extend into 1-10 very soon. We are close to all the stores. kroger off Spring Green, Target off westheimer (just go the back way), close to 1093 and westpark tollway. There is another entrance into our neighborhood off Cinco Ranch Blvd not many people know about Pine Mill Landing is soon extending off 1463... Roesner makes for a quick acess towards Katy Mills. The Location is actually wonderful. We have found this area to be highly desirable, and we are also property investors and we see huge advantages especially since it will close out very soon. If you go further Northwest towards the new Cinco you will find that PMR is actually a much much better location using the same schools. However if you go to Cross Creek Ranch it is beautiful there but Fulshear is nowhere near as developed as Katy, if you have children I guarantee you will always be in Katy anyway, it is really true what people keep saying. Once Katy is built out values will continue to hold and rise. Cinco is closing out and with less desirable location as Northwest PMR has been an excellent value.
