What do you think of South West Close to the loop like Willow Bend Meyerland West Bury Maplewood & close to South Post Oak & W Orem? I grew up here in this area should I stay or should I move to heights garden oaks Montrose Graden Villa or Galveston area. In the near future I will be looking to move spend about 350K on a House I could buy a cheaper home & fix it up should I stay or move.

Meyerland is a pretty nice, older neighborhood. Once Meyerland ends where S Post Oak shoots off of 610, from there to Beltway 8 is ghetto. Sharp contrast once you get past the Wal-Mart! And to some people, W. Orem seems to be a pretty well-known street in the 'hood. Have you visited recently?

Yes there are a few nice pocket neighborhoods down that way you have to find them

I hope you are aware of ALL of the burglaries in that area. There were around 40 a week at one point. Some houses have been hit more than twice. There are some nice homes there some have never been updated and are gems of MCM and were featured in the parade of homes. But ALL of the apartments in the area are problematic and attract alot of problems. Some are scheduled to be closed and torn down, not soon enough, but there are some real problems. Once things get better again this might actually become a desireable neighborhood again.

Just to clarify, what areas are we talking about being undesirable around there? South of Post Oak and Willowbend? East of Post Oak is Willowbend & Willow Meadows, which are booming. Post Oak Manor is doing quite well too.
I know of a mid-century modern that backs up to Post Oak right there that has recently been in 002, Tribeza, and other magazines. I don't think it is bad right there, although the commercial strips facing Post Oak don't look that hot. Further south is a whole different story though.

Across right there is Westbury sections 1 & 2. Westbury was just named "Best Hidden Nieghborhood" by the Houston Press. While Westbury South is somewhat sketchy, the sections there next to Post Oak have become fairly desirable, with prices reflecting that.

The Parade of Homes houses for 1959 are on Warm Springs. this one was one of them.

I bought an unremodeled home in Willowbend last July for about 100K under market. I have put about 25K into the remodel and quite a bit of time and blood with it. The neighborhood is perfect. Its close to everything, quiet, well patroled by the constable and well watched by vigilant neighbors. If you continue south on S. Post Oak past Willowbend you encounter some nasty apartments and once you get south of 90 things get a bit hairy but there hasn't been anything more severe than vehicle burglary this year. No neighborhood is crime free. River Oaks just had very frightnening attempted abduction in the middle of the day, if that tells you anything. I give the shady apartments to the West and South about 5 years before townhomes go up. Westbury has some pretty homes for a lot less money than Willowbend/Meadows, but STAY EAST OF CHIMNEY ROCK. Fantastic area. Beats the pants off of Garden Oaks, by the way. I did a lot of looking there and was bothered by the everpresent 610 noise. You can definitely hear the train anywhere in Willowbend, but it is muted and will not disturb most people.

I'm not a big fan of Garden Oaks for all sorts of reasons. One of my friends moved in up there, and within two weeks his rifle safe was wheeled out on dolly in broad daylight, along with his flat screen and stereo system.
I do think because of Meyerlands location and lot size that it's probably going to be more of an "it" location soon. Also, the plentitude of the 65+ set keeps the neighborhood safer. They know who should be there and who shouldn't, and have no problems calling the police or constable on anyone that doesn't belong.
