Hello,

I am considering buying a single-family home in several areas:

(1) The area surrounded by Bellaire Blvd., Corporate Drive, S. Gessner, and Bissonet Drive. Is this area safe?
(2) The area surrounded by Harwin, Highway 59, Fondren, and Bellaire. Is this area safe?

Would I be better off living in Cypress or Sugar Land if I can afford a house in one of those areas instead?

(3) How about between Cypress and the part of Sugar Land east of Highway 59?

My main concern is safety. Thank you.

Where are you working? Are kids in the equation? If so aren't schools a priority?

In #2 you need lots of $$$ to be in a safely zone.

What's your budget?

I am going to work from home. I understand that the better the school district, the better the value of the house in that district. I want to be in the best school district within my budget. My ideal house price is within $100,000.00. That is why I am thinking about the first two areas. It can be either a townhome or a single-family home, as long as it is well-built and in a safe neighborhood.

I hope the above gives more information.

That area is not going to be too safe. Good part is you are in the heart of Chinatown so food will be cheap.

Glad you are being reasonable in what you are asking for.

There are too many people here posting ridiculous budget with unreal expectations. Houston is not that cheap anymore.

Anyway, to the OP's question - #2 is mostly apartments and is pretty rough. #1 is better if you stay within that region you defined and north of Westwood golf course (in the single family neighborhoods). The area along Bissonnet and the triangle below it (between BW8 and 59) is one of the most dangerous parts of the city.

Thank you for all the answers about safety. They are very informative. Maybe, I should raise my budget and just focus on Sugar Land or Cypress.

Check out Meadows Place West Bellfort & South Kirkwood you can get a nice home for $120K to $145k

Houston's a huge city. Due to the working from home what made you choose those areas to look into?


1 and 2 are close in proximity so there has to be something pulling you to that area. The same with just Cypress and Sugar Land. There's Tomball, Kingwood, Humble, Spring, Friendswood, Pearland and a host of other areas.

If you can raise your budget why are you limiting yourself to just Sugar Land and Cypress. They are on opposite sides of the city and have numerous similar areas in proximity to them. If Sugar Land look at Katy. If Cypress look at Jersey Village, Spring, Tomball, etc.
