In this day and age, I'm all for instant gratification when it comes to my living so I'd take Sugar Land all day, every day. I like it's location better too and the surrounding areas.

Instant gratification in that the untapped potential ain't my thing. I'd rather potential already realized because I have no patience for more construction for things to do and places to eat. I want potential already tapped and that's SL.

Depends on where in Sugar Land, but generally speaking this is not a fair fight. The good part of Sugar Land (primarily south of 90) is one of the best suburbs in the country, let alone Houston. Pearland is not, but it is more affordable.

There is nothing wrong north of 90. No it's not Riverstone, et al... but it's good.

Nothing wrong with it, but it is different and prices reflect that.

Yeah I understand... being in the city limits, we are probably holding down your property values up here. Sorry for the inconvenience...

Greatly prefer Sugar Land.

Hwy 90 is no longer the cut-off, that's outdated. Sugar Land is running out of room and thus a lot of the new desirable development has moved up that way (primarily with the Imperial development and the minor league baseball stadium). Sugar Land has also been annexing more land north of 90 and is in process of acquiring Cullinan Park from Houston. Then they put the city emblem on the columns at Grand Parkway and FM 1464... symbolic but again, the northerly trend. West Airport Blvd is a more appropriate boundary now IMO.

288 traffic is horrid, unless you work near there the idea of wasting more of my life to traffic is extremely unappealing.

288 won't be done expanded until well after the next decade.
