Does it flood in the Pearland area? If so, is it homes (which neighborhoods), businesses or highways?

Just be sure you buy a home outside of the flood plain. Your realtor should know. Should be zone x where flood insurance isn't required ((however, you should buy it -- it is cheap in zone x). You can also look up an address on floodsmart.gov

As far as local street flooding, that can pretty much happen anywhere if we have enough rain in a short amount of time.

More homes have flooded outside of flood plains than in them in houston. You need to ask immediate neighbors and look into sellers disclosure ie. State new flooring same year a flood event happened in houston hmm. Even if no flood claim

I know some of the homes flooded badly during Alison just south of the beltway. Water up to the rooflines, so I would be leery. It is possible that drainage has been improved though...

Pearland is in Brazoria County not Harris County for the most part, so I don't think that map would help. This one might.

We have not had any flooding in our subdivision since we have been here. Our area on the above map is in white, so I think we are not in a flood plain.

Most of the homes that flooded notoriously were bought out after Allison. The newer neighborhoods have the drainage systems/retention ponds that are required now in many areas. Corrigan, parts of Green Tee and others flooded but I think most of the problems have been resolved. But as stated above...this is Houston and anywhere can flood with large amounts of rain. Many of the older homes in the Meyerland area that flooded over the Memorial day storms had never flooded before and they are homes built in 50's and 60's. They had been thru three Hurricanes plus Allison. You never know.
