Rent is skyrocketing here, jumping about 4.9% every year, with average rent hitting $1,249 in July. Inside the loop, rent's expected to spike about 9% every year.
According to Zillow, those are 5 neighborhoods inside the 610, and what you can get for your buck:

Much of innerloop is going through restoration. When we moved here, it was hard to find anything in the Heights or Rice Military for under $2000/month, now some of those places have been torn down and replaced with townhomes that'd run $3000-4500/month.

What is crazy to me is there are parts of the Heights now that seemingly have higher rent than parts of Upper Kirby/Montrose.

You cound't pay me to live inside the loop. Hell I wouldnt live inside the beltway either. Too many people, too much traffic, WAY too much crime. Far out suburbs for me it is.

$1,500 for rent doesn't sound too bad to me considering that I am putting out $1,250/mo on health insurance for me, wife, and 1 child. And that's for lousy, $3k (in-network)/$6k (out-of-network) deductible.

Inner loop $1500 will get you a house in a neighborhood with a lot of crime or a really small box. To get in a decent neighborhood inside the loop it will cost a min of $2500 to $3000

Really? Perhaps I'm looking at this situation through a California lens but some of the places I've found have been cheap and while in less desirable places for a picky yuppie still not extremely crime ridden, perhaps in transition would be the best word for it.

Wow, amazing. Just 7 years ago I was living in the 1500 sq ft, 2 bedroom top half of a renovated duplex in the best part of Montrose right off Westheimer next to Lanier middle school. I was paying $1200/month (I was getting a bit of a deal since I performed a little bit of property management and maintenance for the out of town owner, but still).

That's an old article written right at the top of the housing bubble in Houston.

I'm moving out of my apartment complex into a house, but my complex is only charging me a $200 premium to go month to month vs. having a lease, when a year or two ago that premium would have been $500. I also could have likely renewed without an increase in rent.

Lots of nice apartment complexes going up in Heights/Washington Ave. area.

I'd say rent is likely staying the same, maybe even going down (if you count in concessions for new residents) over the next year or two.

You can't rent a house in inner loop for $1500 or less that doesn't have problems (either the house is old/small or the neighborhood is sketchy or both), but you can get a nice 1 bedroom apartment. Get a 2 bedroom for $2200 or so. That's not bad.

To echo sugargenius, health care costs are a different matter...

Where do you live? Sealy?

Too much crime, traffic, and people are EVERYWHERE now no matter how far out in the "suburbs" you live. And honestly Houston is just really all one big suburb...

Next time you post something think twice before posting, your basically degrading everyone that lives in the beltway and loop, there are more residential properties in the loop and belt that is worth more than anything in Woodlands, Katy, sugar land, cypress, Pearland, or friendswood.

Alief is out in the suburbs too past the belt you think it's really safe to live there? Anything past the belt towards Katy is full of crime much worse than even downtown Houston. And the crime rate has really dropped in the loop & belt over the years so all those hoodlums are now moving to those far out suburbs you think are so safe.
