The housing in that area is pretty old - mostly built 1930s - 1950s - now lower-value and mostly needing work - many may need demolition. There is one neighborhood, Glenbrook Valley, that is noted for its mid-century architecture and is having something of a revival price-wise among the architecturally inclined.

It's not necessarily a bad area, and is convenient to many workplaces, but there is a layer of scuzziness in general.

This area is, for the most part, safe. If you are looking for trouble you'll find it but keep amongst yourself and you'll be fine.

It isn't much to look at and it is lacking in retail to some degree but it's well situated to other parts of Houston.

Lived there for ten years (93-03). Long time neighbor raised up a family of "cleavers". Those days are long gone. Nowadays little to distinguish the area from Pecan Park and their recent troubles. Accessibility is great however.
