You got it the kid is not getting the house in his name. The kid is working and will pay rent. Gosh I bet people thought I was a lunnitic giving a house to a kid.

It sounds like you have an investment plan in the second house, but why not purchase one nicer, larger house that you and the kid can share? Then when the kid gets going on there own, they can move out and you have a nicer house in the 300K range.

WIth that larger range, perhaps you could even get a nicer, older custom home rather than a tract home.
