Pearland is not only good for the TMC commute, but Pearland is turning into a Biotech hub within itself as well.

For the around a million mark, I would say River Oaks is out, except possibly for something facing Shepherd, or maybe a tear down on a smaller lot facing Kirby. Alternatively, I would look at the areas in 77005 between Rice and the Southwest Freeway. South of Rice, in Southgate and into Old Braeswood, you might be able to get a little more bang for the buck. Up to say $1,250,000 in those areas doesn't go nearly as far as it once did though.

Some of the historic areas in Montrose, like Westmoreland Place, can have larger homes for under the million mark and great access to everything.

For the lesser priced homes, Knollwood Village off S. Braeswood might have good options, although check the flooding history on individual homes.

Going east, University Oaks, next to UH is a nice pocket with an active HOA. Also Idylwood off Wayside would easily get you a nice bungalow at the lower budget.

Things have changed within the last decade. Even Vegas switched to paid parking (pre-pandemic)!

(Pre-pandemic), I would take public transit on weekdays if I had stuff to do inside the Loop. Roads are too bumpy with potholes wreaking havoc on my wheel alignment. The Red Line has made trips to the museum and doctor's visits in the Med Center from the Downtown-centric transit hub effortless.
