Hey all, we are considering relocating to Houston in 2024 to take a job around TMC. I only know of the Bellaire and West U neighborhoods around the area, but curious if others had any other suggestions as to where to look. We have two kids who will be in elementary school so would need to be zoned to a good elementary school. Ideally within 20 minutes to TMC and in the city for convenience and access to other amenities. Would prefer a smaller lot rather than large and ideally 4 bedrooms and do not need to have a massive 4000+ sq ft mansion. A nice neighborhood community feel with some degree of walkability with sidewalks would be a big plus. Would be looking for price range of 1 - 1.5 M (would really love to be on the lower end of this if possible). Should I be concerned about any neighborhoods in the flood plains? Appreciate any suggestions. Thanks in advance!

May want to look at Southampton or Broadacres, two beautiful neighborhoods near the TMC (just north of Rice University).

West U is better though...better elementary school, better street/sidewalk maintenance and city govt, better police response times, etc.

Flooding is a very real consideration in areas near the TMC. Southampton, Broadacres and West U are on relatively high ground. Bellaire is hit or miss - some of the homes that flooded during Hurricane Harvey were nowhere near the bayou. Inside the loop, I'd avoid original/non elevated construction south of Holcombe/Bellaire Blvd.

Southgate and Old Braeswood are as close as you can get to TMC and are zoned to Roberts, which is an excellent elementary school. Old Braeswood is closer to the Bayou but has never had serious flooding problems like neighborhoods further west along the bayou. Very few structures have flooded, even during Harvey, which was likely due to Project Brays. Har.com shows some options in your price range in 77030 zip.

I live in Old Braeswood and often walk to Rice Village, but further north has even better accessibility. Both neighborhoods (esp. Old Braeswood along the Bayou trails) will have excellent access to TMC3 / TMC Helix Park as it nears completion.

One thing to note about the communities near TMC such as Southampton are how horrible the roads are there. I dropped off a friend who lives there and was amazed at how difficult it was to drop him off.

I like the West U/University area- West University, Southside, Southampton, Southgate, Old Braeswood area. It’s a very pretty, desirable area, esp if you’ll be working at TMC. Lots kids/families go to Episcopal High School if you didn’t want to do public school route
