We find a house in Willowbrook area, next HWY 8 and 249. The shopping mall is within 1 mile. Of course, my wife and I like it because it is close to beltway 8 (3 mins), not so far away from downtown. Also, the property tax there is low, around 3%. The school distrinct is Cyfair. This is not good or bad, just OK, I think. Any comment on this location is welcome. Price is high, around 165K for 2000 sq ft. But we think the location is good.

I know the vicinity of where you are talking about. Be careful buying along the beltway. Some areas okay, but if you are anywhere near Meadow Vista, be extremely careful. Meadow Vista is off of Gessner and Beltway. If you are talking about Willowlake, I think it is pretty safe. If you are near the post office, another place to be careful of, there is government apartments and a lot has gone on back there day and night.

The location that I was talking is windfern by Royers builder. The community is new. Do you know how is it? Thanks.

Default Willowbrook area

I know exactly where you are talking about. Yes the postoffice if Willowbrook, behind the old Home Depot. The apartments back there (the new ones) are subsidized and they have huge problems back there. The Royce homes you are talking about is on Windfern. You are getting really close to Meadow Vista, in fact you would butt up to it, pending on which side you bought on. I lived right around there as well. Unfortunately, there is alot of illegal activity that goes on back there, and at night time they venture out to surrounding neighborhoods. We had break ins constantly, had a 45 slug come thru our roof (someone shooting gun up in the air) bullet landed in our bathroom. We had 2 vehicles stolen out of our driveway. Meadow Vista has been around for a long, long time, its not going to change anytime soon. If I were you, I think I would keep looking. They are building Royce Homes on Grant Road, which is a good area, right by Cy Creek.

You scare me!!! That's why they have gates on entrance!

The side that I would like to buy is on Windfern lake street (windfern trace). The new house, without much brick on wall, is on sale now. Another side, also Royce builder, is on Ferndale, many brick. I know this area (ferndale) is always full of big family, the people living there is not the owner, it's renter.

The Meadow vista that you talked is on shoal creek Dr? There have some new apartments on the other sides along Gessner Rd.

We love there because it is close to shopping mall and beltway 8 (1 min), low tax rate, no mud tax.

Which street is you are located and are you planning to leave there? Thanks again.

We know Royce homes on grant road, but it is so far away from the beltway 8and only 1 lane each side on grant road.

I've already left there. Sold my home 2 years ago. I lived On Perry, around Turtle Lake. I know where you are looking at. It is all new, and its nice, but I woulld still be careful. Shoal Creek is one of the streets in Meadow Vista, also Rock Creek, these roads dead end at Gessner.

I would be careful of buying a Royce home. Make sure you understand the warantee. It does not cover what you think. We are getting ready to pursue legal action against them. a 52,000 dollar claim for the foundation was denied. Our house litterly slopes 3 1/4 inches and is sinking in the middle. They get you on ( they will only repair if the house is unsafe) well what about if we can't sell it because it won't pass inspection? Please reconsider your builder

I've heard the same thing about Royce Homes, they're one of the 'bad guys' in the Houston Homebuilding business - another being Perry Homes.

the area's alright, but I strongly suggest NOT living RIGHT there.

Go up 249 a bit for a better area.

This comes from personal experience.

Yes, there are literally hundreds of terrific neighborhoods in that area, but don't live right near the mall.
