Ok I keep hearing the same things about the northern part of Katy - but from people that don't live there. If you live or have lived in any of the subdivisions in 77449 I would really like to hear about your experience. Please tell me everything you can. Thank you!!

My family stays on the north side of Katy and are happy with the location. Most people's preference is to live on the south side since it is located in Cinco Ranch area.

Well I live in Plantation Lakes but you know that already. I'm not sure that anyone can convince you or change your mind about the area at this point. You will just have to see it for yourself. I would also like to add that you should not throw caution to the wind when making a serious decision like purchasing a home. Best of luck to you!

It's not that I don't believe you it's just that different people have different experiences and there are tons of different subdivisions.. Exactly - I don't want to make a stupid decision which is why I'm trying to do research and get everyone's POV .. The above poster and his family seem to be happy with the area, at least with their subdivision, and I have seen some positive things said in other threads. I'd just like to see peopels experiences from each subdivision.. For example I've heard good things about Lakes of Bridgewater and obviously some bad things about Plantation Lakes.. That zip code is huge so one subdivision might be a totally different experience than another one with a better HOA, slightly higher home value, and less renters..

I've lived in 77449 for 2 1/2 years in Eagle Ranch West (that's on the Cy-Fair ISD side of the zip code). Overall I'd have to say our experience has been good. Previously we'd had some problems with grafitti on the subdivision entrance signs but since the Wal-Mart opened it looks like the "budding artists" have moved shifted their interest there.

My subdivision is mostly starter homes with some larger homes. We had four builders originally (only one remains as subdivision is mostly complete). It seems those builders did a decent job with home loans as there have not been many foreclosures (however the number of renters is increasing).

Hmm I'm having a hard time finding that subdivision.. what cross streets is it near..

Thank you for your input.. so other than the graffiti you haven't seen anything negative or had any crime problems?

No, just the grafitti. It's located just west of North Fry Rd. and has sections both north and south of West Little York. The subdivision is fairly new (started building homes in late 2004/early 2005 I think).

wow ok I think I found a great area that is actually in North Katy.. it's Westfield Terra.. the homes are older (90s) so more established and the prices aren't as low as in some of these areas (more like 130-200k) and the HOA looks VERY active and on top of things.. On the Katy website it shows the home values consistently going up.. and since it's older it wouldn't have been snapped up by investors and rented.... Have I actually found something great ?? I also saw 5 people on this site reccomend it... yay?

My family has been on the North side for 3 years and have had no problems. Our neighborhood consists of older homes and mature landscaping. We have had no major issues and only approx. 5% of the 900+ homes consist of renters. There are many families who have lived here for 10+ years of more and I absolutely love it.

Most people ALWAYS scream Cinco when it comes to Katy but personally, I wouldn't trade my home for one in Cinco. In any event, I've posted this previously, but I'll do it again. As far as the 77449 zip code goes, MY opinion is:

No further North of I-10 than Franz
No further East than Mason
West as far as you like
As far as you like South of I-10
