IMO, directions as follows:

NORTH OF I-10
No further East than Mason
No further North than Franz
Westward from Mason on is fine

SOUTH OF I-10
Pretty much anywhere however they are having a lot of violent crime in various pockets. I attribute it to more apartments going up in that direction and because the criminals from the city seem to think that people who live in the Cinco area have $$$$$, so they're targets - IMO

If you're looking to buy - repost with your price range and you can probably get more details in terms of specific communities.

I know for sure fry and park row is NOT the best part of Katy
South Katy...Cinco,Green Trails,Kelliwood is the best imo

Here are specific subdivisions for you on Northside.

NORTH SIDE OF I-10
1. Williamsburg Settlement
2. Williamsburg Colony
3. Williamschase
various price and sizes - all mature landscaping - difference is size of home and pricing.

SOUTH SIDE OF I-10 (you have an abundance of choices, it's pretty much based on your price range).

Overall I find Katy rather unimpressive. South Katy will be the nicer area though not all of it is nice. I have family who lives in Grand Lakes across from Avalon which is a nice, newer area of Katy. Lakeforest is nice as well.

People on this board (which includes a lot of Houston newbies) seem to like Cinco Ranch. I like parts of Cinco Ranch like Bayou Pines and the Reserve, though they're not going to be very affordable. The area around the original larger lakes is nice as the trees have grown in a bit. The rest is kinda blah.

Cinco starts in the $125's and goes to the $1M+ now so there's plenty of room at any price level.

Cinco Ranch at $124K


Cinco Ranch at $1.3M


There is a cool little square forested area (surrounded by Katy prairie) way up in North Katy that's pretty nice. It's called Hidden Forest Estates.
