Anyone else waiting on their 2010 appraisal? Protest period usually starts May 1st, and I still don't know what my valuation is for this year. Seems that the Fort Bend CAD is always way behind.

What's the best "evidence" to have on your side when appealing (other than comparison's appraisals)? Should I get a private appraisal?

If you have any defered maintenance, pictures of anything that looks bad helps. It's a time when you want to set yourself up for the opposite of curb appeal. Bent gutters, peeling paint, slight rot on siding, cracked brick, etc. are your friends when protesting.

Other than that, be sure to request the evidence the appraisal district is using. You can often argue that the comps they are using are not relevant due to location or size or something.

fbcad.org is down at the moment, but if you go to http://fbcad.org/Appraisal/PublicAccess/ you can still see 2009 values and there is now a 'protest' button at the top. Seems like FB is implementing iSettle, which is what is taking so long. I wouldn't recommend using it based on what i've heard from harris county, but it will be an option this year.
