I know the peak real estate "season" has passed by and my house is STILL sitting here. Is anyone still having showings or should I just be preparing for the long fall and winter months waiting for buyers that aren't coming? My house is in Hampton cove, 4bedroom & 3 bath priced under $100 sq/ft-has granite, tile, newer carpet, brand new wood floors, fenced yard---all the things buyers are looking for. We have had 4 showings this entire summer. We have a real estate agent and we are on Valley mls. Any ideas?? Anybody else with similar circumstances? Just wondering where the buyers

I did two inspections in Hampton Cove last week alone so some of them are still selling.

I'll be looking around Hampton Cove during Labor Day weekend. But, the top of my budget is $200k. I don't know if I can find what I'm looking for with that price limit. In case you're wondering, I'm not looking for amenities like a community pool or gym (though I'm not totally against it, I just don't think it's something I can afford; at the same time, it's not really something I need or want). I'm hoping to find something not too old with a nice yard in a nice neighborhood, preferably in a good school district. That's not asking for a lot, right? If I can't find what I'm looking for in Hampton Cove, I will look in other areas in or around Huntsville.

Thanks for the feedback Matt--I guess I am trying to establish if the problem is my house, the price, or just the real estate market in general. We are in the Sussex Quarter subdivision of Hampton Cove. House is 269k and we have had SO little traffic--can't figure out why!
@AustinsingleMom--you should be able to find something in that price range off of Taylor Rd--still in this same area. The elementary schools are dividing between the houses in that area and the houses that are in the "hampton cove" neighborhoods. This will take place in Jan 2011. I am sure the new school will be great though! Good luck.

Thanks for the info regarding the houses off Taylor Rd. That's actually exactly where I was thinking of looking first! Seems kinda weird though, so many houses in that area being up for sale at the same time...Anyway, I wish you luck with getting your home sold!

Our housing inventory is at an ALL time high....Huntsville metro area only had 240 closings for July, versus June 401.
Homes are selling now, but they need to be best overall. Competition is tough and buyers are very choosy right now, because they can be. Price is a driving factor overall, as well as condition, location, etc. I have a feeling it's going to be a long winter for many sellers that aren't in a position to reduce the price of their home. If you are a move up buyer, consider taking a hit on this end, and making it up on the buying end.

We don't have it that bad here in Huntsville, but it's no picnic in that price range for sure! The Florida Panhandle has a 15 year supply in some areas....can you imagine?
