I'd imagine most of those kids go to private school anyways. Providence incorporates students from the east side of 255, which is not the most desirable area.

I don't have kids and I had that thought when Providence was under construction. As well, for the price paid and the square footage, I'd like to have people over to my home, but what a parking fiasco that would be.

I like the Slyman brothers construction and I like the concept of work/live/eat developments, but I don't like the Providence execution.

This is a concern of ours as well. We loved Providence concept too, but we won't move there due to the school it is tied to. For that much money, I don't want to worry about private school costs too. It seems Madison has good schools, but the market is over saturated and we fear we would never sell our home later. Where we live now (Indiana) houses sell very quickly (30-90 days). Seeing that homes are taking 100's of days to sell down there is very alarming to us! We don't even know where to look as it seems from this post that most areas are taking awhile to sell??? We have two (job) offers on the table and the real estate market might be our deciding factor.

I only know what goes on in our neighborhood, the house across from us sold very quickly and we're in Lake Forest, with absolutely no good schools and they keep building

Homes (in all areas) that are priced right and show well are selling VERY quickly, even in the higher price points....many with multiple offers. Not sure where you are getting "100's of days" to sell.

A 3 bedroom house that was $580k in Clifts Cove sold in a matter of days. A 3 bedroom. Let that sink in. House was absolutely immaculate, had beautiful updates, and showed VERY well.

I've wrote several offers this year when we have been in multiple offer situations....some homes that had just hit the market and a few that had been on for a few months. The market has been very hot this year starting literally right after Christmas, when typically it sort of slowly eases into the new year and may be closer to February before things start getting active.

Sure, there are some properties that have been sitting around on the market....but there is generally a reason. Overpriced, needs updates, bad condition, ect (which all tends to revert back to price in the end). And the new construction is selling like crazy.

Providence Elementary is losing areas east of Research Park; will this make much, if any, difference to prospective buyers in Providence?

I posted on your other listing and hope that helps. I think if you have two job offers I'd say run, don't walk here...said by someone who just did move. And if you like village concept and not the 'village' I'd say do like we did and rent / or buy across the street from the village where nice built in 1990s houses sell in the 200 k plus range or rent for 1500 or less. We got 3600 sq foot of updated house on .80 acre and pay that. And are DIRECTLY across old Monrovia from providence school playground and the village. We walk over every day and are .60 mile through the village houses to the stores restaurants and stores. Unreal. Just do that and pay the 12,000 or so for 2 kids in great private school. Have great lower cost house, walkable life, great hools, and less risk because cost to buy so low. Wi s all around! ......and where you see a lot of houses and longer list times as negative...as a buyer you should see it wildly the opposite because you we be able to find tons of places you love then beat someone up on price who needs to sell... Giving you all a steal! Enjoy!
