Are families with young children moving away from Huntsville, south Huntsville specifically? My wife is convinced we should move to Madison for schools and a better environment for young children. Thoughts?

The biggest reason to move out of Huntsville and into Madison with respect to schools is the whole Hunstville school zoning issue. At least in Madison you know where you children with be going. With the constant rezoning of schools in Huntsville it is a guess as to where your children will be going.

Now I know that today the DOJ and the Huntsville schools reached some sort of tentative agreement, that is no guarantee that in a few years the DOJ (I keep typing DOG) won't want to tweak Huntsville's formula.

People are not necessarily moving OUT of South HSV, but the school rezoning issue has given some of my buyer's pause about moving IN to the HSV school zone due to the desegregation issue and uncertainty that comes along with that.

Madison rezones their elementary schools every 3-4 years as well. It's just that most people feel like they're moving from "equal school" to "equal school."

Plus to add to the Huntsville Rezoning of the schools. Huntsville Housing Authority moving into Southeast Huntsville areas and now Section 8/Low Income Apartments into Hampton Cove area. Expect only more to move into the areas. Sad, Southeast use to be such a nice area and now Hampton Cove.

I think a lot of the home owners in the SE are aging and dying off to a great degree now. I'm starting to see some younger people moving in and walking babies in strollers again. You can certainly get more house for the $$ there now. Most of the homes have been kept up along the way. The Moving Grissom HS and the recent overpass construction on S. Pkwy (haysland area) will probably affect what happens there in the next couple of yrs too.

Madison has rezoned because of new schools opening and is not under a federal desegregation order. Big difference when you've got the Justice Department dictating your school zoning. Madison has much more control over how they handle their rezoning and can (and has) taking parent's input into account whereas Huntsville is somewhat at the mercy of the federal government.

Also, Madison's school rezonings have lasted a couple of months....HSV has been dragging on for at least a year.

The uncertainty so far is what has really affected the area.....once the dust settles and the rezoning plan is approved I think things will go back to normal. Many parents want to know what school their children will be attending and right now in some parts that is not the case.

You can get more house for the money, but that often comes with updating, remodeling, etc which many buyers take into account. There is greater inventory in certain price points, especially under $200k than there is in the Madison area.

Hampton Cove has been rather insulated from this, and I haven't seen these apartments have any effect on sales in that area. I have several friends and clients in HC and none are very concerned about the apartments being built except my clients in Valley Cove because he doesn't want ANY apartments right behind his house, and that is not uncommon.

Hampton Cove area is exploding. People are not moving out, the buidlers cant build fast enough to keep up wit hthe demand. I expect in 5 years that area will be much more developed commercially and could eventually have its own high school.
