Ok, I have a unique situation and I thought maybe someone on the forum could help me or know someone who could help me.

I'll try to break this down as simply as possible:

1. I am going to buy a home at the beaches...I prefer Atlantic or Neptune Beach, but will buy the right house in Jax Beach. My max price is in the $300k range, but am looking for a great deal, I know they're out there.

2. I have the ability to pay cash but do not wish to do so. I want to finance. Houses are priced low, as are interest rates, and this is the perfect time to buy.

3. Because of my business loss last year, 3 banks have turned me down for a mortgage. Nevermind I have a credit score of 774, and made enormous profits prior to to that and own property 4 blocks from the ocean free and clear....they don't take that into consideration and won't allow it as collateral.

What I need is one of the following:

1. A For Sale by Owner where the owner will carry the financing.

2. A "lease to own" situation for a period of time.

If anyone can help me or has any other ideas, please send me a private message.

What's your top priority... getting the best deal out there, or getting financing? You should also think about if you could go back to the banks after the new year once your 2010 tax returns are completed... if you're profitable.
