Greetings! My wife and I are considering moving to Jacksonville from snowy central NY. We do not have any kids and like going out at night- nice dinners, concerts, wine bars, etc.

Then you either want to live (a) in the general Downtown area or (b) the Beaches

How is the commute from the Beaches to these areas? I heard Orange Park is nice but looks too far from Eastport. I do not want to drive over 1/2 hour. Going to work should not be a problem; I usually leave the house at 6 AM.

From what you describe you want, Orange Park is near the bottom of the list of where you'd want to be.

Our budget is around $450K and we would like a single family home or townhouse, no condo.

That's plenty.

The Riverside & Avondale historic district is the hottest neighborhood in Jax right now. Very walkbable/bikeable, lots of parks, culture, festivals, nightlife, cafes, creativity and eclectic architecture and lifestyle. San Marco is similar, but more posh and less "young". The Springfield historic district is also similar, but less gentrified than the other areas, and has noticeabley less commerical venues (but still has some popualr ones)....still has all the walkability, culture, events, etc. All of these neighborhoods directly surrond Downtown and are within just a few miles from one another, as well.

At the Beaches, Atlantic Beach is your best bet: The Atlantic Beach Official Website!. It's walkable/bikeable and close to nightlife & shops.

Advice: If looking at one of the unique neighborhoods that surrond Downtown, use a realtor that is very familiar with the areas. Most of Jax is extremely suburban, and thus most realtors have no clue about these neighborhoods.

Any of the areas close to I-95 will get you to work in your half-hour. Be sure to check out the Riverside Arts Market if you're going to be in town on Saturday. It's a permanent marketplace under the I-95 Fuller Warren bridge. Not sure if the water taxis are running, but I think they are. You can reach several points of interest along the St. Johns River within the City. Metrojacksonville.com (not Metrojax as previously stated) is a great source of information. If you're going to check out the beaches, downtown and the Riverside / Avondale area, you'll have enough to do in 4 days, I think. And Five Points neighborhood of Riverside is just five minutes from downtown with easy access to I-95 in both directions. Avondale is very nice too, but a bit more of a drive. Jax is a very large city landwise and there are several areas that were consolidated all into one municipality so it is confusing until you've been here for awhile.

I'll make sure to update the group! Have only been through JAX on my way to TPC so we are excited to stay downtown and explore the areas. Made reservations at Matthews. Any other suggestions?

I moved here from Utica, NY 6 years ago and to say there is nothing to do in Jax is not true. There is a TON to do.. lots of places to dine out, festivals and seriously, after living in Utica for 20+ years just having the availability to walk along the beach 10 months out of the year (free) is awesome. I would def. recommend renting before buying so that you can get a feel for the city- unless you live right where you work, you commute will be more than 1/2 hr.. traffic on certain roads in the AM can be brutal!!
