open new boutique in Jax or (lease, buy, cost)

We want to open a boutique in Jax or outer area's, but we are divided on were to open, like anyone we want it to be a hit and a great place to visit, and buy fashion jewelry handbag's or Pandora Style beads for your bracelets.
The ad a beads for Brighton Pandora style Jewelry. we do fair at our shop now, but we know we need to move after 8 years growth has been in decline and the area is doing the same. In a word we need a much needed fresh start in a thriving location that will not kill us in lease cost. we also need some kind of location report or foot traffic count or something to help us decide on moving, it will cost a ton so we want to get it right the first time. thank's in advance for any advice you can give or input on location's.
