Hello! We are building a house in Nocatee that will be ready around Thanksgiving. We will need a short term rental from August to November so that our kids can start the school year there. When we move, they will attend Landrum so we want a rental zoned for there. Nocatee does not allow rentals for this short of a time. Can anyone recommend other developments where we may be able to rent short-term, preferably with some amenities, at least a pool. Any ideas where to search online for rentals? We do have a real estate agent but she says finding any short term rentals zoned for Landrum will be a challenge. Oh, and we need 3 bedrooms, 2 baths, and we have a small dog. Thank you!

Try Sawgrass Country Club and the condos across from Cabana Beach Club (just past the parking lot across street. I don't know the name of these - maybe Ocean View? - but saw a couple "For Rent" signs there recently).

Try VRBO and search for Sawgrass or Ponte Vedra Beach, you will be able to find furnished vacation rentals. Stockton Realty in PVB also has a healthy portfolio of short-term rentals -- 904-285-2882.

One problem with using a vacation rental is that the tenant won't actually be getting utilities or services setup in their name, so they won't likely have enough documentation to show residency to the school board for registration purposes.

That's a good point. VRBO may not be the way to go then; however if you rent through Stockton, they will provide a lease that you can use for documentation for school registration. It's what we did.

Check with Landrum - sometimes if you provide them the VRBO documentation (showing that you are renting for a few months) and the house contract (showing that you are building in 20 Mile or Coastal Oaks) then you can register. Check with Landrum guidance dept. They are there through the summer. Good luck.

Thanks everyone. We ended up finding a short term rental on Zillow. It's in Sawgrass. It wasn't easy, especially since we needed one that allowed pets. I called Landrum and they advised to rent in the Landrum school zone. They said there is no guarantee the hardship waiver would be granted - even with a letter from the builder stating the home we're building will be in Landrum. I've also read that on other message boards. We couldn't risk it. Our rental is through a real estate agency so we have an official lease, which is something we also wanted. Without one, I think it would be hard to prove where we're living since with a s/t rental nothing will be in our name. Good luck to others looking!

We are in a very similar situation with a lot less time since we are moving in August. Which agency did you use if you don't mind sharing. Also, were you able to get a lease for less than 12 months?

You can get short term, but often there are higher costs because the owner has to pay Florida resort taxes or something like that...so they pass that on to the tenant.

Almost any RE office can help because they will all have access to the same listings. It is up to the landlord homeowner to approve short term or not.
