He didn't address the storm surge. Maybe because the last time that area was hit directly by a hurricane was Dora in 1964. ??

Of course although I am a block back from the beach and not considered to be in a flood zone, I know better and we do have flood insurance. There are lots a few blocks back as I said that are extremely elavated and I would think it would take one heck of a storm surge, perhaps 15 foot and up that would affect those lots.

Good luck with your purchase and a note of advice, stainless and plastic are your best friends being so close to the beach. Everything corrodes!
