A quick question. I'm looking at purchasing a home near the St. Johns county dog track. It seems like a good area (Cypress Trace townhomes), and it's within my price range however I've been informed that living near a dog track is a bad idea . Anyone have an opinion or thoughts? Should I be questioning living there or should I be questioning the person who gave me that advice? Thanks in advance

the big negatives are the noise, lights, smells, and potential for high traffic and new uses they might use the track for in the future

I don't think that they have live racing there any more, do they? I think someone told me that they have simulcasts and a card room.

Yeah, in Florida, I'd put my money on a casino.... But the property may not be big enough.

they are not having live racing and I don't seeing that coming back it didn't pull enough folks
they do have more of a variety of simulcasts horses and dogs

it will be interesting to see if the new card room they opened in OP pulls some of the crowd from there
there is no "smell issues" and since they don't race live you won't have a noise issue
I spent years at the track volunteering with the adoption program and never "smelled" the dogs

What about Bartram Park on the other side of I-95. Aren't there like a million townhomes for sale in that area. They are probably giving them away.

Cypress trace is a Centex development, and they are having a lot of financial problems. So you're going to want to make sure you understand their buildout timeline before you purchase there. That development is also quite close to the railroad tracks, so make sure that you can deal with the possible noise level in and out of the condo. I have had customers who grew up near railroad tracks and really loved the sound, so it isn't necessarily a bad thing, just be aware of it. There are some good incentives now from builders to buy, just keep the above in mind.

Thanks for everyone's input. I have looked into the Bartram Park Townhomes, the one I would love to live in is a little above my price range, the rest kinda look like cookie cutter homes...I guess I can't be picky though with a limited income. Cypress Trace seemed nice but I don't really want to live near a casino/dog track/whatever or railroad tracks. So I shall keep looking. Thanks again for everyone's input
