I am looking for houses in the Jacksonville Metro region. In your opinion, what do you recommend regarding golf course communities in the area? I have seen listings in Eagle Harbor and Flemming Island that look nice.

eagle harbor and flemming island is in Orange park, My sister lives in Flemming Island and they love it.
as far as Golf communities, there are a ton.
lets see on the Southside there is Jax golf and country club and a couple others
then there are quite a few in Ponte vedra
One being Sawgrass where they play The TPC players championship.
you have many many choices. Where I would look would depend on where you will be working.

I live out if world golf village. The area will be awesome once it is developed. One problem with Eagle Landing and Fleming Island is that it is in the middle of nowhere, and traffic can be an issue heading to town. Moderator cut: edit: removed realtor link

I have to disagree regarding Fleming Island being in the middle of nowhere.

There has been expansion along CR 220 which has convenient shopping for routine things, and although not diverse, there is a decent selection of restaurants. A movie theater is under construction. There is very little congestion when compared to the Blanding BLVD side. It is no San Marco, Downtown or even Southside when it comes to more shopping and restaurants. We are actually closer to the outlet malls than St John's Town Center - which doesn't seem as hard to navigate and park, in my opinion.

Being in the middle of nowhere implies that you have to drive a long distance for anything. It is not a one trafficlightt-town but it is good enough for me.

World Golf Village is nice and it does have 2 excellent courses. However, it still has some more development to go. I have seriously considered purchasing commercial lots in the area for the purposes of investing since it has great potential.

Are you looking to buy a house to live in, or investment properties to rent out, or commercial lots, because you also have to factor in if there's an initiation fee and the monthly dues.

South Hampton on CR210 in NW St Johns County is a great Golf Community. Nice amenities, great community events and friendly neighbors. From what I hear it's a great golf course also, but I don't play golf myself so can't vouch for that part. South Hampton has the regular HOA fees, but no CDD fees, no golf membership fees and no monthly dues of any kind.

SH also has loads of kids living there. They also have many, many outside functions that curtails "member" play. It also is managed by Hampton, and IMHO that is a definite negative.
