Need Short Term Housing Help ASAP! Flemming Island or ? (Orange Park: extended stay, real estate)

My hubby and I are arriving in Flemming Island area for a
13 week contract job at a nursing home on Flemming Island. We are not familiar with the area and are coming from Maine.

We need a 3 month rental in an area that has biking trails and an area
to walk our dog. A gated community or one that offers many activities
and other amenities would be great. We like farmers markets, fairs, festivals, music and wine tasting. We love luxury but cant afford that
at this point as my husband is fresh out of college and we need to build up our nest egg. We have looked online at Ponte Vedra Avistele and
Flemming Island Cobble Stone at Eagle Harbor. Avistele sounds nice
and says they offer activities. We love the beach so that would be excellent.

So far we have found either a furnished rental everything included 2 bedroom corporate housing for $2000.00 a month at Cobble stone plus a 500.00 NR Pet Fee. Or we can rent the furniture ourselves and rent a 2 bedroom at Avistele with much lower fees for 850.00 a month plus utilities and a 500.00 lease breaking fee. No one rents for 3 months it seems so we are scrambling to find something that will let us have our pets, dog and cat and not break the bank with many fees.

Also, what is the commute like?
If Ponte Vedra is really nice we can handle an hour commute.
Or we can settle for Flemming Island and have no commute.
Are there other communities that have what we are looking for?

Just need help finding a place quickly. We dont want to
stay holed up in a extended stay hotel.

A list of Real Estate Agents would be great too if anyone knows of any
that can help us find a place.

PS is there an extended stay hotel that is fair priced. 45-50 a day
that is nice and clean for when we arrive this weekend?

F this is the case, then living in Ponte Vedra isn't a good idea. There are much more reasonable apartments closer to Flemming Island.

You may also want to check out the Lighthouse apt. complex in Fleming Island.

Fleming Island has biking trails, tons of places to walk your dog, a farmers market, etc. Nearby Green Cove Springs has a fair every spring (coming up in about a month). It's nowhere as expensive as Ponte Vedra. In short, you'll love it.

As fate would have it the job in Flemming Island was switched to
South Point near St Lukes hospital. We opted for
Avistele apartments as they were the only one to allow us a 3 month lease.
The rent is 800-850 for a 1 bedroom with den. If you have any info on this area or if there is another thread please let me know.

Flemming Island is a good hours drive from Ponta Vedra with good traffic. In the morning and afternoon Butler Blvd can be backed up for several miles. You will likely have trouble finding an upscale apt that will rent to you for 3 months. There are some very nice apts off of wells road in Orange Park that may rent for a short term. However, if you must have the beach and are willing to make the drive, then Jax Beach or Ponta Vedra is the place. Incidentally, Fleming Island is off the west side of the St Johns River.
