909 Walnut, 1930 bank building converted to leased residential a few years ago with only top spire condo. The whole building is now going condo. I think it's mostly leased out in the meantime.

As far as I know, it's the tallest residential in Midwest outside Chicago.

Minneapolis has an imaginary one that is 54 floors and 650 feet, it's very nice.

Actually the Nicollet is a dead project... cancelled. I wish Minneapolis would build some more 30 story condo buildings, around the perimeter of downtown (10th street, 3rd, 4th street, 5th street, Hennepin avenue areas). There are way too many surface parking lots along Hennepin and Nicollet, the two busiest streets in the city.

Denver's new Four Seasons condo bldg. is 641' to the top of the spire, but I guess most don't consider Denver to be in the Midwest. And the Austonian must be even taller than that, I believe.

I bet the penthouse in 909 Walnut would have to be spectacular though. Or are there two of them?

Denver and Austin aren't midwest but are fortunate to get a newly built tall residential before the housing market bust. What % occupied are they? I hear Austonian will take years just to hit 50%. At least it got built. KC might need to become a more expensive place to live to pull off a new high residential tower. Best chance for KC to get another hirise residential is another conversion. The Power & Light building may be next, built around same time as 909 Walnut...



Would like to see KC get newly built but I'd probably first go for a classic art deco building like these. This building would work well as a hotel/condo combo, which has been considered. Empty lot next to it actually helps the building to go condo, can be garage for condos/hotel with streetfront retail.

I have no clue how many are occupied in the Four Seasons, but I know a penthouse sold for over $10 million. Denver had two other condo towers open downtown not too long before the Four Seasons... the Spire (42 floors) and One Lincoln Place (I think 31 or 32 floors) and just east of downtown, the Pinnacle (two towers of 27 and 32 or so floors) so that's a lot of highrise condos on the market in the past couple years.

I know its nowhere close to full occupancy. There were several other of those high rise condos built and they probably built more than the demand.

I have always liked the older buildings in KC. These cities in the south and west are so much newer and they lack the grittiness.
