Is it a good time to buy? Is it in a bubble? What do you think the future holds in the next few years for the Knoxville real estate market? From what I could gather online, it appears that the market is pretty stable with home prices rising steadily, but not necessarily swiftly. I look at the proximity to more expensive major cities like Atlanta, Charlotte, and Nashville and I can't help but think that Knoxville is poised for growth. The tax code appears to be a key ingredient as well. The beautiful mountains and rivers/lakes are nice selling points. It appears those that call Knoxville home are thoroughly blessed.

The wife and I are looking to relocate in the next 1-2 years. We both love the adventure of moving around and staying mobile, but we are looking for a place to call home. Knoxville looks like it checks a lot of the boxes. The plan would be to purchase a home (3/2 with approx 2,000 sq ft) on a 1/4 to 1 acre lot, preferably in a nice school district and not more than 20 minutes from downtown. We'd probably live there 7-10 years, convert it to a rental, and then move a little further out on bigger acreage. We are not in a big hurry to move, but if the right opportunity presents itself we are flexible. From what I've read so far on here, it appears the West Knox area might be the prime location for what we are looking to do. Any insight would be greatly appreciated.

The market is getting better and it did not crash like many other cities. West is probably your best option. I personally prefer east 30 to 40 minutes into the smokys.

Looking in my crystal ball I see................... wait, we can't really predict what will happen in the next couple of years.
You can find what you are looking for easily, it all depends on your budget. You may have to give up something (like distance to downtown, lot size, schools, etc).
