So I have an accepted offer on a house in the new NLV for 93k. House is nice in a good neighborhood. However, the sale is contingent on a short sale guaranteed by a special military program which takes about a year to process (roughly). Now I'm eligible to cancel my offer and get my deposit back. (Have 6 more months left for the SS to close)

Do I have any chance in getting a house for 100k or less that Is ready to move in , in the NW or new NLV/aliante area. Looking for something that has a nice neighborhood and 3brs. It seems these houses are all going to cash buyer or are short sales. I am being optomistic in thinking I can find something ?

Instead of doing it that way, can you wait to put an offer on a new place until after your old place is sold?
There will still be houses to buy later.

I'm sorry for the confusion. I'm the buyer of the 93k house. My offer got accepted in April but still hasn't closed. This military program (HAP) will push closing until 6 months from now.

My guess is that it'll be tough (but probably possible if you really search exhaustively) to find a nice 3-bed in a nice neighborhood for under $100k.

I was looking at nice 3-bed foreclosures in the NW and Aliante in July in the $120k-$125k range. Plenty available at that price-point, I believe.

A SS is a pain, especially in conjunction with a PCS. AND your buying a HAP SS?! My condolences.

My wife and I just PCS'd here last May and went through with a short sale purchase. We put our earnest money down June 4th and we just got the short sale approval last week. But to get the wheels turning on that we started looking at other houses when out "earnest contract" was up. And when we were ready to put an offer on another home, Bank of America got wind through sellers agent and started pushing those approval papers quickly.

Maybe you could do something similar? Good luck to you!

I was offering 20K less on houses I wanted and was laughed at, So I am offering 'list' now, my agent says that 'list' is now considered the "starting bid" so those 100k Houses are a fantasy, more $150k-200K for any decent 3br 3 bath

I'm sure some of the board's resident agents will chime in soon, but I'd say you can definitely get a very nice 3-bed single-family home in a good neighborhood for well under $150k. I was seeing them all day long in the $120-$140k range (yes, *selling* for that, not just listing at that price). I bought a very nice 4-bed (+loft) in the far Northwest for $146k (FHA).

WHERE???

I have been scouring 89103. and the list prices have been around 150K

Sounds like you were arbitrarily bidding a fixed dollar amount under list price and now plan to arbitrarily bid at list instead of looking at what recent comps sold for before bidding. Some people list their home very low just to attract bids and wouldn't actually accept an offer at their listed price and some list too unrealistically high to even meet appraisal.
