Good Morning

Would anyone have any news on homes for sale in Southern Highlands? Are there any news. We plan to move soon and looking there and Lake las Vegas.

The ZIP code there is 89141. Go to realtor.com, type in your search parameters for size of house, price, etc., and have at it.

Both Southern Highlands and Lake Las Vegas are building. There is a poster "LLVResident" - go ahead and check his postings for news on Lake Las Vegas. Development is ongoing, though the Lake Las Vegas area is not as developed as Southern Highlands.

Southern Highlands does have a couple of homebuilders currently building - Richmond American and American West are the only two I am aware of at this time. Within the Southern Highlands Country Club, I believe Christopher Homes is building currently.

Depending on what home type you are looking for, that's what will help you decide which homebuilder to go with. Christopher Homes is luxury, Richmond American is relatively low cost, and American West is in between.

We are on our way to sign the final papers to buy a house in Southern Highlands. Just know that the CC&Rs are longer than War and Peace!

I assumed KB Home's developments were outside of the official SH boundaries "shrug". Are homeowners paying SID/LIDs or a SH Master Association fee?

To my knowledge, the only active builder in Southern Highlands proper is Richmond American.

KB hasn't been actively building in Southern Highlands for years. Richmond American has a couple of products on the extreme eastern boundaries of SH. Philips Homes had a development but I believe it was sold to another developer before build out.

Christopher Homes have built out. American West has indefinitely stalled on their remaining lots in Royal Highlands.

There was a tract in the framing stage of construction within the golf club but they actually tore them down.

Pacific Southwest's million dollar Bluffs and Tuscan Cliffs development has also stopped building. There is a small hill that they moved dirt to build 3M dollar production homes. One has been in the framing stage of construction on that hill for months. They never got around to previewing the Bluffs models and there are a couple of remaining models from both communities for sale.

Resales in Southern Highlands have been really strong over the past couple of months. Prices are at or near what they were in 2001 when the community was just getting of the ground.

Southern Highlands does reside in a SID area and the community has a master association. An advantage to resales is that a good portion of the community will only have 3-6 years left on the SID. I can't remember off the top of my head what the master association fee is but $55 dollars sounds about right. Then there are sub-association fees behind any gated communities.

The homeowners association is very well managed financially. The common areas and parks are also very well groomed. It is one of the last of the "greener" master plans built before desert landscaping became the norm. There are roving bike and security patrols that are very responsive and attentive.

Yup. There are no initial sales in Southern Highlands except 5 by Richmond American for the last year. NONE. From the Tax Records.

It is a large and active resale market...but no new build except RA.

Another thing for SH. On June 13th, they are opening a multi million dollar Boys and Girls Club. We went to the temporary office they have set up, and it looks beautiful, if you have kids, it could be a huge plus.

It's coming along well, but I wish they had built it in the originally proposed area.
