This has been my experience dealing with local contractors. You absolutely must be in the house when the renovations are being made. Otherwise they'll do shoddy work and steal anything not nailed down -- and they'll even steal the stuff that's nailed down, if they can pry it loose. They'll also steal whatever they can when your back is turned.
