Thinking about buying a waterfront property at either The Lakes or Desert Shores. Ive read some bad info on Desert shores and was just wondering about the pros and cons of both locations? Any info would be greatly appreciated.

Stop reading wherever you found that. Utter nonsense. The Lakes is small potatoes with respect to water front compared to Desert Shores.

The Lakes in some ways is nicer than Desert Shore in things like lot size. Desert Shores put a lot of acreage into the Lakes and made it up by small lots.

Neither by the way is a big deal as far as waterfront goes. Three feet deep tap water. Looks pretty and you can have fun in a small boat or a kayak...but it is not Lake Mead. There are three or four upper end tracts in Desert Shores including Diamond Bay where good waterfront goes over a million. Really neat places have a pool next to the lake.

Desert Shores also has some reasonably normal streets backing to the Lake.

All in all for Lake Front...Desert Shores. For a home not on the Lake...look at both but the Lakes probably takes it for moderate priced homes.

any bad reports on Desert Shores center on Desert Shores Villas. Don't go there. NW corner and otherwise not a problem except to the poor people who have to put up with living there.

FWIW: I think the Lakes has the much better location, especially now that Downtown Summerlin is open. The homes on the west side shoreline of Lake Sahara (the Lakes) fall into what I would categorize as "luxury homes" ($1M to $4M). AFAIK, there are only a handful of homes in Desert Shores like this. The east side shoreline of Lake Sahara is made up of smaller, more modest homes ($500-600K). Most of the lakeside homes in Desert Shores are more comparable to those on the eastern shoreline of Lake Sahara (seems to be one range of homes slightly smaller/less expensive and one range slightly larger/more expensive compared to the east shoreline of the Lakes)

I like Desert Shores better than the Lakes. Desert Shores is not pretentious at all and their waterfront is open to the public, meaning you can sit at a bench and enjoy the scenery or some people go fishing. The Lakes waterfront is fenced in, you sit at a bench and you will be looking at a fence.

Both communities have nice trails with mature pine trees but Desert Shores is better because of the access to the waterfront and it is larger than the Lakes.

Desert Shores also has Marche Bauccas. What a gem of a little wine store / bistro.

There may be a few more large water front homes in The Lakes as they used the local channel game which was not done in Desert Shores. However there are more of the big houses on the lakefront in Desert Shores than in The Lakes. They appear similar in value. Lot sizes are similar. There are also a substantial number of almost large homes in Desert Shores (.5 to 1.0 million) than in The Lakes.

May be an exception or two but I would think they are rougly equal on this type of housing. Note there are still a couple of vacant lots in the Lakes.

I prefer Desert Shores. Seems more small townish and friendly. We go through there a lot, and we always see people out walking or jogging, and a lot of them are in groups of neighbors.

I got that same feeling when I was visiting... couldn't believe how nice people were... did not feel as though I was in Vegas
