This is a good way to go broke slowly! Not enuff rent, during downturn value has significant room to go down.

Broke slowly,, really. Lets see, I have 4 houses in 89081, all occupied expect for one by Nellis Gi's families, all pay rent on time, longest tenant is 5 years, shortest is 3 years, property has increased 100% to 125% since I purchased them. Never a burglary, great board, clean streets, etc.

Never a major issue with the houses, never an eviction, what am I missing Mr. Investor?

rent 2 purchase price ratio was great a few years back. now- not so good.

I have two friends that purchased houses in the same area last year. Both are doing well, low rates and solid government employees is the key. Turnovers kill the $$, and I have none.
