Hello

We are moving to Henderson from NJ in two weeks (figures crossed)! We are going to rent a house for now. And I need some suggestions regarding it:

1. Home insurance: it seems that our landlord(a company) requires a proof of a renter's insurance or buy their insurance which only covers their properties but not our stuff (this is basically landlords insurance right?). I don't know if it is common for the tenant to pay the landlord's insurance. The landlord insurance is not that much and I am actually thinking of using it. But apparently it doesn't cover anything if say our belongs are stolen. So another question is it is very important to buy our own renter insurance? We are going to live in the Green Valley Ranch area and I heard it is fairly safe. We live in NJ and we have never heard of renters insurance.

2. Scorpion...how common are they? how to prevent them? What to do if it happens to our rental house? Should I ask the landlord about it?

I would appreciate your thoughts!

Renters insurance does two things: it covers your personal property, and it covers you from liability in case you're legally liable for injuries to other people or damage to their property. Say someone slips in your bathroom because you had a leaky toilet and didn't tell anyone, and then cracks their skull on your sink. You're going to get sued. Renters insurance covers your defense.

Get it. It's dirt cheap, and it provides peace of mind. Screw that landlord insurance. Why on earth should you pay to cover something you don't own?

The LL insurance is the owner's responsibility, not yours. The owner can easily build this expense into the rent, and has no reason to even mention passing the cost onto you. It only protects the landlord--not you or your property. This seems strange, although requiring you to purchase renter's insurance is common.

LVAllen is right on--buy the renter's policy. If you have auto insurance, you will probably get a very low rate by using the same company. I have renter's insurance with $100k personal belongings coverage and $300k liability for less than $17/month at $250 deductible. I had to cover myself until my house is built in Henderson, and it also covers my stuff in storage.

FWIW, I also own rental property and have "landlord" insurance. That covers me, not my tenants or their property.

If you have high value items such as jewelry or firearms, make sure you are covered--most policies limit coverage in the base policy--for a few dollars more a month, you can insure your high dollar items against loss.

Buy renters insurance it is not that expensive and worth having. Most places out here where I live in Oregon make it a requirement.I think ours is through Geico

Your circumstances may differ. Rates are always set so that the insurance company makes money over a large number of policies.

As for scorpions, they are not native and many areas don't have any. Their sting is no more dangerous than a bee sting.

I know we pay a relatively low amount every month or maybe a quarter for insurance. Plus the place we live in requires it. Not that we have any expensive furniture. Most expensive stuff is probably my camera and lenses followed by my baseball card collection. :-)

You have nothing to do with the homeowners insurance policy. The landlord has that. You get a renters policy that covers your stuff. As for scorpions, will you be IN Green Valley Ranch or just near it? I have know several people who moved into GVR and every single one had a problem there. Maybe you will get lucky though.

When you get the renters insurance, take pictures of your stuff so that in the unlikely event something happens, you have documentation to back up any claims.

In the sticky thread at the top of the forum, there's a link in there about scorpions. I wouldn't lose sleep over it.

I also live in NJ and always had renters insurance when I used to rent. I'm surprised you've never heard of it. It's fairly cheap and I can't imagine not having it.

I have yet to see a scorpion at my house in Las Vegas. I really wouldn't worry about it, but if you are ask your landlord.
