Looks like the market may be moving sharply upwards...maybe 3% or so in SFRs for the last 30 days. Inventory is down a little at 4.2 months.

Anecdotally we have been working nice 300K homes for a while and have run into very heavy action. One nice flip was showing 20 times a day and had 10 offers in 4 days.

The property brothers have a 3/2/pool over by Boca Park for sale at $299K if anyone wants to see an example of their work. The way it is set up it probably has to go to a cash buyer.

Why do you think there was such a sharp rise? Was that for January or February?

Got me. And it was using the 30 days ending February 26.

And the last 10 months have also been weird. I cannot imagine why we went flat in the second quarter of last year and stayed there until now. My view was we were still undervalued and should have continued marching along slowly until we got to some parity with new build and the prices elsewhere.

I suspect this is the spring drive. And if this holds for any period it will be a hot one.

I would not put a lot of stock in this just yet. But if it looks like this at the end of March we are on another wild ride.

People are getting the Hell out of the Northeast. Have you all been watching the weather this winter? We might even be getting people from Tennessee this year...

I wouldn't be surprised if the census report for 2014 says we had an increase of 70k people to Clark County.

The market continues to heat up. Volume is up. Prices up about 1% in 3 weeks. Inventory down to 3.5 months.

Looks like a hot spring.
