We had the Water Authority guy come out and he approved the whole project with no exceptions. Sometimes they'll require additional plants to meet their specifications, but we were good with what we have and plan to put in.

The rebate is now up to $3/square foot, and that will cover 75% of the cost of the conversion. It comes out to be well below what I had budgeted for the project and everything will be done on the 18th and 19th.

Our HOA was good about it, too. They liked the rendering I sent in and had their approval in one day.

I appreciate all the feedback, thanks for the insight. The internet message board fighing shows Vegas is just like anywhere else. Some good discussion on trade offs, I would loose some things and gain some things. It will be quite a decision if Im offered the job. Until then I will continue to read the posts and have a trip planned to see just how bad the summer heat is. Locals by me say "Do you know how HOT it get there?!?" As if I didn't consider the heat of moving to the Mojave...

How does that work? Do they need quotes or is DIY allowed?

ETA:
Do I have to use a Water Smart Contractor program participant?
No. The Water Smart Contractor program provides a list of those landscape contractors who are licensed and bonded. These contractors have attended Water Authority training. You can choose any contractor, whether on our list or not, or you can do the work yourself.

You can do the work yourself but keep in mind it has to be inspected before they give you the rebate. A contractor will get your inspection passed.

The entire irrigation system has to be compliant, including capping off existing sprinkler heads and having updated emitters. DIY might be feasible on smaller jobs.

Ours involves removing 1800 sq.ft. of sod, installing turf in the back and 9 tons of rock in the front. Also building a windsor wall and putting in the tree, plants, and boulders. A complete transformation and WAY too much for me to handle.

Are there restrictions on having an outdoor water spigot for a hose on houses in Las Vegas? Are they typical?

Well if there were I would be in big trouble. Have three on the house and four more buried in various beds...in fact you just reminded me I have buy one of the underground gizmos from rainbird...one is broken.

So basically I have a distribution of softened water through the house spigots then unconditioned water through inch plastic piping that runs all over the property. These feed distributed boxes for the sprinkler valves and the connections for water hoses at or near the boxes.

We sell homes and I do not believe I have ever seen one without at least one spigot.

Homes in Las Vegas have an outdoor water faucet typically on all four sides. If you have large trees, during summer it is best to give them a good long slow soaking from time to time.
